The brief

A growing family in a three-bed terrace who didn't want to move. They needed a fourth bedroom with its own bathroom, without losing a room downstairs to the staircase.

What we did

We built a full-width rear dormer, put in new floor joists and two steels, and fitted a winding staircase over the existing one so the landing stayed the same size. Two roof windows at the front and a wide window in the dormer give light from both sides.

The en suite has a walk-in shower, a heated towel rail and an extractor ducted out through the dormer cheek. Everything is insulated to current regulations, with fire doors on the new stair.

How it went

Most of the work happened from the scaffold, so the house stayed liveable until we broke through for the stairs in week seven. Signed off by building control with a party wall agreement in place.
